Playa del Carmen weather for an owner abroad

Playa del Carmen weather is warm in every month and wet in most of them, and the shape of its year is the same as on the rest of this coast: a short dry stretch in late winter, a first wet peak in June, a pause in July and the real rainy season in September and October. The city has no climate normal of its own in the National Meteorological Service's catalog, so this guide reads it between the two official stations that bracket it on the same shore, Cancún to the north and Tulum to the south.

Most of what is written about the weather in Playa del Carmen, Mexico, is written for someone choosing the week of a trip. This guide is written for the owner of an apartment or a house there who is somewhere else for most of the year: what each month does to a home that is shut, and when it is worth having someone check it. The other places on this coast, and the rest of the country, are on the page of the areas we serve.

What is the weather like in Playa del Carmen through the year?

It is warm all year and wet for most of it: across the 1991-2020 normal, monthly mean temperatures run from 24.4 °C in January to 30.1 °C in August at Cancún and from 23.6 °C to 26.9 °C at Tulum, and the two stations record 1,371.3 mm and 1,120.5 mm of rain a year. Playa del Carmen sits on the same coast between them, and both stations draw the same year: drier from February to April, wetter in June, a dip in July, and the heaviest months in September and October.

The table is the honest way to describe Playa del Carmen weather monthly from official data. It does not average the two stations into a number that nobody measured; it sets them side by side, so that an owner can see where they agree, which is almost everywhere, and where they differ, which is mostly in how much rain falls rather than when.

Both stations are official, both are on the coast, at nine and ten meters above sea level, and both carry between 24 and 29 years of data per column on the normal issued on 9 October 2026. Neither publishes relative humidity. For a home, the number that matters is not any single month's total but how few months are truly dry.

Which months are dry in Playa del Carmen, and which are wet?

The drier stretch is February to April, when the two stations record between 33 and 60 mm a month; the wettest months are September and October, which together bring 458.6 mm at Cancún and 381.3 mm at Tulum. June is a first peak, and July is a short pause before the second.

Even the dry season is not dry in the way a desert coast is. Across the year it rains on 116 days at Cancún and on 71.8 days at Tulum. The air does not dry out between showers, which is why on this coast a closed home is tested by damp that stays rather than by rain that falls. The longer reading of the two ends of this coast is in the guides to Cancún weather and Tulum weather.

The records show what the averages hide. Cancún's wettest month in the normal was October 2005, with 1,188.8 mm, and its wettest day was 770 mm, on 21 October 2005; Tulum's wettest month was September 2013, with 902.8 mm. A season that averages two hundred millimeters a month can deliver five times that in a bad year, and a home has to be ready for the bad year.

When do storms and sargassum usually arrive?

Storms come inside the Atlantic hurricane season, which runs from June 1 to November 30, with its peak around September 10 and most activity between mid-August and mid-October. Sargassum comes on its own calendar: according to the Navy's monitoring, quoted by the government of Quintana Roo, the cycle of the seaweed's presence on the coasts of Quintana Roo is from April to October.

Playa del Carmen is named in that state program: the strategy run by the Navy with the state government covers 47 of the main beaches in Puerto Morelos, Tulum, Playa del Carmen and Mahahual. What sargassum does near a home, and why it matters even to an apartment set back from the sand, is explained in the guide to sargassum in Cancún.

The strongest storm in the record of this stretch of coast is Wilma. The National Hurricane Center's report says its center made landfall on the island of Cozumel around 2145 UTC 21 October at category 4 intensity, and crossed the coast of the Yucatán Peninsula about six hours later; its track lists the mainland landfall near Puerto Morelos. Cozumel lies across the channel from Playa del Carmen and Puerto Morelos lies to its north, so the storm passed on both sides of the city within a few hours. How an owner abroad prepares a home on this coast for the season is set out in the guide to hurricane season in Cancún.

What does the Caribbean humidity do to a closed apartment or house?

It settles. With rain on more than a hundred days a year at Cancún and the air seldom dry between them, a home that is shut with no air moving will hold moisture on its coldest surfaces and in its least ventilated corners, and mold grows where moisture stays: the U.S. Environmental Protection Agency recommends keeping indoor humidity below 60 percent, ideally between 30 and 50 percent.

The air-conditioning that keeps a home dry is also one of its likeliest sources of water. The same guidance asks owners to keep air conditioning drip pans clean and the drain lines unobstructed and flowing properly. In an apartment, a blocked condensate line can wet a ceiling below before anyone in the building notices.

Time is the other variable. The EPA notes that if wet materials are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow. In a home that is empty for weeks, that window is almost always missed, which is why the useful question is not whether something will get wet, but how soon somebody will see it.

Apartments add a layer of their own. The building's roof, facade, shared pipes and common areas belong to the condominium, and a leak can start in a neighbor's unit or a shared riser. A closed apartment depends on the building's maintenance calendar as much as on its own.

What is the weather in Playa del Carmen, Mexico, in November and December?

The weather in Playa del Carmen, Mexico, in November is the tail of the wet season: Cancún records 131.4 mm on 12 days and Tulum 92.1 mm on 6.3 days, with normal highs near 30 °C and lows of 19.5 to 22.3 °C. The hurricane season formally ends on November 30.

The weather in Playa del Carmen, Mexico, in December is milder and a little drier, though not dry: 96.6 mm on 10.8 days at Cancún and 42.2 mm on 4.3 days at Tulum, with normal highs of 29.4 and 29.1 °C and lows of 21.0 and 19.1 °C.

Those two months are when the season's damage becomes visible: a stain that grew in October, a sealant that let water through, a drain that silted up. They are also when many owners from farther north arrive, which makes November the natural month for the visit that finds those things first.

Which months is a home there most likely to be occupied?

That depends on the owner's own year, not on the climate. For an owner who lives farther north it often means a home opened between December and April, the mildest and among the driest months on both stations, and closed through the summer and the wet autumn.

The difficulty is the reverse of that. The months a home is most likely to stand empty, June to November, carry most of the year's rain, the whole hurricane season and most of the sargassum cycle. Whatever condition the home is in when its owner returns is decided in those months, by whoever checks it, or by nobody.

What should be checked from abroad before each season?

Two fixed moments and a steady interval: one visit before June, when both the wet season and the hurricane season begin, one in November when they end, and regular visits in between to catch damp, leaks and failed drains while they are small. The first visit has a deadline; the others have a frequency.

The visit before June is drainage and storm readiness: roof and terrace drains clear, downpipes running away from the walls, window and door seals checked, shutters and fixings tested, anything loose on a balcony secured or brought in, air-conditioning drip pans and condensate lines cleaned. It is the plain content of preventive maintenance, and it is finished before a storm is named.

The November visit reads the season backwards: where water ran, which seal opened, which corner holds damp, what the humidity did to closets and fabrics. What it finds goes into the dry months that follow, as part of an annual plan rather than a list of surprises.

From abroad, all of this is only useful if it arrives dated, itemized and photographed, with the spending against it. That is what the monthly owner statement is for, and on this coast the months that weigh most in it are June to November.
