Living in Playa del Carmen, and owning a home
Living in Playa del Carmen is usually described from Fifth Avenue. What reaches a house is a different pair of facts. The municipality it heads, Solidaridad, had 159,310 residents in 2010 and 333,800 at the 2020 census: it more than doubled in ten years. And a home there is often an apartment, inside a building whose façade, roof and common areas belong to everyone who owns a unit.
This guide answers the questions people ask before they buy — what the town is, what its growth means, what the climate does — only as far as it takes to reach the question they ask afterwards, which is what that home needs while they are somewhere else. How a house is looked after in full, from keys to accounts, is set out under luxury property management.
What is Playa del Carmen like to live in, beyond Fifth Avenue?
It is a town of about three hundred thousand people that more than doubled in a decade, and the pedestrian street that visitors know is a small part of it. Living in Playa del Carmen, Mexico, as a resident means the town behind the beach: its new neighbourhoods, its building sites and the services a home depends on.
The census gives the size. Solidaridad covers 2,014.9 square kilometres, and of its residents 304,942 live in the locality of Playa del Carmen and 22,878 in Puerto Aventuras. Across the state, INEGI counts 575,487 inhabited homes in 2020, against 213,327 in 2000: most of the homes standing in the state in 2020 did not exist twenty years earlier.
Then there is the question behind living in Playa del Carmen, Mexico, as an American. The census does not publish residents by passport for the town, but it records place of birth, and for the whole of Quintana Roo it counts 39,586 residents born in another country, of whom 5,881 were born in the United States. Americans living in Playa del Carmen appear inside that state figure; a number for the town alone would have to come from INEGI's detailed tables.
For an American owner the legal fact that comes first is that the coast lies inside the faja del territorio nacional de cien kilómetros a lo largo de las fronteras y de cincuenta a lo largo de las playas, so a home there is held through a bank trust; what that changes is set out in the guide to buying a house in Mexico as an American.
What does the town's growth mean for a house or an apartment?
It means that most homes are recent, many are units in buildings or gated developments, and the town around them is still being built. For an owner, the growth decides what ages first and who has a say in fixing it.
A municipality that goes from 159,310 to 333,800 residents in a decade builds quickly, and a building's first years show how it was built: sealants around windows, waterproofing on the roof, drains on balconies and terraces. Those are the points a closed home is checked on, because nobody inside notices them failing.
Growth also means neighbours. A site next door, a new building in front, a road being laid: none of them is a reason to worry about a home, but each one is dust, noise and sometimes a crack that somebody needs to see and date before it becomes an argument with the builder or the condominium.
What does the climate ask of a house there?
It asks for moisture to be kept out of the air inside, every month: Playa del Carmen has no weather station with a published normal of its own, and the nearest, at Tulum, records a mean temperature of 25.6 °C and 1,120.5 mm of rain a year. The heaviest rain falls in June and again in September and October.
The national weather service's normal for the station named Tulum, issued on 23 October 2026, gives a mean annual temperature of 25.6 °C and 1,120.5 mm of rain, with 204.2 mm in October and 33 mm in March. How Playa del Carmen reads between that station and the one at Cancún, month by month, is in the guide to Playa del Carmen weather.
What does the damage is a closed room in a warm, wet climate. The United States Environmental Protection Agency advises keeping indoor humidity below 60 percent (ideally between 30 and 50 percent), and keeping air conditioning drip pans clean and the drain lines unobstructed. Neither happens on its own in an apartment where nobody runs the air conditioning or notices a stain under the unit.
The pros and cons of living in Playa del Carmen, read from the home rather than from the street, sit in those figures. On one side, a dry spring in which work outside is easy to schedule, and a town with its services in place. On the other, humidity that never pauses, salt on the seaward side, the sargassum season on the beaches, and the Atlantic season, which runs from June 1 to November 30 and is set out in the guide to hurricane season in Cancún, the same stretch of coast.
What changes when the house is an apartment in a condominium?
Half of the home is decided outside its door: the façade, the roof, the halls and the shared installations are common property, managed by an administrator the owners' assembly appoints. Quintana Roo's condominium law defines common areas as those whose use, enjoyment and maintenance is the responsibility of the owners and occupants, under the law, the deed and the building's regulation.
| Matter | What the state law says | What it means for an absent owner |
|---|---|---|
| The façade, the roof and the halls | Common property: land, entrance doors, façade, halls, corridors, stairs, yards and gardens | A crack or a leak there is reported to the administrator, not repaired on one's own account |
| Work on the outside | No owner may paint or alter the façade or outer walls against what the assembly approved | Changing a window, a railing or a balcony door needs the building's rules checked first |
| Repairs to common parts | Carried out by the administrator and charged to the maintenance and administration fund | Somebody follows the assembly's decisions and the fund's accounts on the owner's behalf |
| The dues | The regulation sets the owners' obligation to pay into the maintenance fund and the reserve fund | They keep arriving while the apartment is closed, and they are paid on time |
So the brief for an apartment differs from the brief for a house. Inside the unit, the owner decides; outside it, the owner is one voice in an assembly, and the dealings with the administrator, the dues and the utility bills belong to utilities and HOA.
What does a house need when its owner is there only part of the year?
It needs its air kept dry and moving, its building or association kept informed, and someone present on the days when a supplier, an administrator or a storm decides. In a humid town a closed apartment does not fail loudly; mould and corrosion are found on arrival.
Four items carry most of the brief, and none of them is urgent on the day it is agreed, which is why it is worth agreeing.
Most of that is maintenance with a date on it, which is what preventive maintenance means in practice, set out over twelve months in an annual plan. Every amount, from the dues to a resealed window, goes into the monthly owner statement.
Who looks after it the rest of the time?
Someone who works for the owner and answers for the whole home: keys, suppliers, the building's administrator, the maintenance calendar and the accounts, in one place and in writing. In a town that grew this fast the trades are there; what matters is that one person is accountable for all of them.
That is the job described in the guide to what a property manager does, and in its full form as luxury property management. What changes in Playa del Carmen is the list of things to watch rather than the role: humid air in closed rooms, salt on the seaward side, a building whose common parts belong to an assembly, and a long storm season. The two places on either side of it, Cancún to the north and Tulum to the south, ask for the same kind of attention, and the guide to living in Cancún sets it out for the larger city.

When is hurricane season in Playa del Carmen?
Playa del Carmen follows the Atlantic hurricane season, which according to the National Hurricane Center runs from 1 June to 30 November. Checks on sealants, balcony drains and openings are best done before June and again after any storm that passes close to the coast.
Can an American own an apartment in Playa del Carmen?
Yes, through a bank trust. The Mexican foreign investment law defines the restricted zone as the strip of national territory one hundred kilometres wide along the borders and fifty kilometres wide along the coasts, and Playa del Carmen lies inside it. Within that zone a foreign individual holds residential property through a trust held by a Mexican bank. The terms of the trust are matters for the notary and the bank handling the purchase.
