A party is not stopped at two in the morning. It is prevented at the moment a booking is accepted, by knowing who is booking, how many people are coming and for how many nights, and by holding a deposit that makes those answers worth giving honestly.

Two things tend to surprise an owner who has let a house in the United States before letting one here. The number of guests you declare is a municipal tax base in some towns rather than a preference. And in some towns the rules now being written expect the house itself to carry safety equipment that an empty house never has.
Guest screening for vacation rentals is not a star rating read at the last minute. It is the check that the person paying, the person accepting the house rules and the person who will walk through the door are the same one, and it is done before a booking is confirmed rather than after a neighbour calls.
Four things are settled before arrival, and none of them can be settled afterwards:
An Airbnb guest verification service run by a platform serves the platform's own process, and it stops where the platform's interest stops. It does not read the condominium regulation of your building, and that regulation is what says how many people may sleep inside. Here the same check is made by the office that answers for the house. Short-term rental guest vetting, done properly, is a small number of checks made in the right order and never a judgement made at the door.
Noise monitoring for a vacation rental measures sound level and how long it lasts. It reports that there is noise and since when; it does not report who is speaking or what is said. Occupancy monitoring works the same way: it counts, it does not identify.
The limit itself is not the sensor's opinion. It comes from the house — the beds it has, what the condominium regulation permits, and what the water, the drainage and the power can actually carry. A house running on its own equipment has a physical ceiling before it has a contractual one.
When the limit is crossed the alert reaches the office, not your phone. The conversation with the guest is ours to have, at whatever hour it happens, and what reaches you is the record of it afterwards. That is the whole design: you are told what happened, not while it is happening.
A security deposit for a vacation rental is taken for each stay, held before arrival and released after the photographic inspection that closes every departure. If something is missing or broken, the record exists and it is dated, which is the difference between a claim and an argument.
A deposit answers for the small and the immediate: a broken piece, linen that has to be replaced, a clean that goes beyond the standard. Damage of another order belongs to the policy on the house, and reviewing that policy is part of onboarding rather than an extra. Whatever is charged against a deposit appears as its own line in the monthly statement, where the total is calculated from the lines and cannot differ from them.
No figure for the deposit appears on this page, and none will. A deposit that means anything is set against one house, its contents and the stay in front of it.
In Cancún, what is asked of a let house points inward. The regulation the municipality of Benito Juárez is preparing calls for the state tourism registry, the ReturQ certificate, a municipal operating licence and a Protección Civil clearance, with a fire extinguisher, a first-aid kit and emergency numbers displayed inside the property. Those last three are objects, not paperwork, and a house with nobody in charge of it does not have them on the day of the visit.
In Tulum, the headcount is money. The Derecho de Saneamiento Ambiental rises with every person sleeping in the room — 30 % of the UMA for the first, 20 % for the second, 15 % for the third and 10 % for the fourth — while in Cancún it is a single percentage per room per occupied night. A guest who brings two more people than the booking declared is not only a house-rules problem there.
In Playa del Carmen the paperwork is already being asked for and few owners have gone to get it: only 15 % of owners of homes used as vacation rentals through digital platforms have approached Protección Civil for their clearance. An owner abroad usually learns about a municipal visit after it has happened.
This describes how the rules work and how they are moving. It is not legal advice, and we do not give any.
It is not private security and it is not surveillance. Nobody follows a guest away from the house, and nobody enters while it is occupied except by what was agreed in writing before the stay.
It does not choose your guests for you either. You set what the house allows and we enforce it, which works in exactly one direction: a rule that exists before the booking can be applied, and one invented afterwards cannot.
Anything a guest asks for beyond this — a transfer, a chef, a table — is concierge service: optional, quoted per use and charged to whoever uses it. It is never folded into the fee. Looking after the building itself when nobody is inside is a separate service, described on full-service management for luxury homes, and the four services sit next to each other on the services overview.
By deciding it before the booking rather than during the stay: identification from whoever books, a declared headcount, house rules accepted in writing and a damage deposit held for the stay. While guests are in the house, noise and occupancy are monitored and the alert is answered by the office rather than by you.
