RETUR-Q and Protección Civil approval in Quintana Roo. Padrón de anfitriones (host registry) in Ciudad de México. The notices for your fideicomiso (bank trust) are filed on time with the trustee institution.
Once a year you receive the list of what should be replaced and what should be renewed. You decide what goes in, and it is put in writing.
Additional services, apart from the management. You request a transfer, a chef, or a reserved table from the same office that manages your home; your guests request through the same channel. Each service is quoted in advance and billed to whoever uses it.

Airport transfers and a car at your disposal by the day, with an assigned driver.
You give the date and the destination. Operator, permits, crew, and the transfer to the home are coordinated.
You say the day, the hour, and how many are coming. The pantry stocked, the chef confirmed, the staff in the home when you open the door.

You arrive at your home, not at your guests' home.
Most managers turn owners into visitors in their own homes. You arrive at yours, and you are received by the person who manages it all year: that person knows the home, knows who works in it, and knows how you like it. You say it once. The services you use are billed separately from your management fee.
On the 5th the deposit arrives and, with it, the statement for the month: what came in through each channel, what went out, and what is left. In your private area are the bookings, the documents, and the calendar, where your dates go in ahead of any guest's.

Before every arrival and after every departure. Liability and contents insurance, current and in your name.
This office handles the money of your home from beginning to end: it collects from the channels, pays housekeeping, maintenance, utilities, and HOA dues, and delivers the net to you on the 5th in the account you specify. Nothing is offset by estimate: every item of income and every expense arrives with its receipt in the statement for the month, and your accountant can review it line by line.
A property director runs your home all year: she authorizes the expenses, coordinates the vendors, and answers when you write. There are no messaging groups and no call center.
A home that is rented generates records, filings, and notices every month. They are the ones above: they are opened, filed, and archived in this office, with their receipt. You consult them whenever you want; your accountant does as well.

A market opens when someone who can be at the home at seven in the morning already lives there. The registrations, the permits, and the night cap of each state are handled by that same team.

She studied Business Administration and Management with a specialization in International Business at the Universidad Anáhuac México, and from her university years she turned toward hospitality and property management. Her time at Grupo Marriott —administration, guest service, and business development— is where the standard used in this office comes from: she founded GEMA to bring that hotel standard to private homes. As general director she personally oversees the quality of every home under management. She reads every request for a valuation and answers in writing.
