You will not be standing in the house on the morning of a turnover, and that is the whole design problem. A clean you cannot see is worth exactly what its record is worth: a photographic inspection after every departure, a linen inventory that is counted rather than eyeballed, and a supplier invoice issued in your name that reaches you with the month's statement.

Turnover cleaning for a short term rental is a scheduled operation with a paper trail, not an errand somebody remembers to run. Four things happen between a departure and the next arrival, and each of them leaves something you can read afterwards.
That last item is the one that separates housekeeping management from housekeeping. An Airbnb cleaning service finishes when the house is clean, and a cleaning company for Airbnb hosts is scoped exactly that far; here the turnover is part of vacation rental management, so the same office that knows when the guest leaves is the one that schedules the clean, counts what came back, and writes down what is missing.
Hotel standard housekeeping means one thing here: the house is returned to its own standard between two stays, never to an average one. A hotel keeps floors of interchangeable rooms and a department to service them; a house has one specification, written once, for that house, before the first guest — and nothing to fall back on if the specification is not met.
That is also why a downloadable cleaning checklist does not survive contact with an exceptional property. The list for a house with a pool, a garden and salt air is not the list for an apartment, and the difference is not length: it is which items exist at all.
Housekeeping for a vacation rental is measured on the day it goes wrong rather than on the day it goes right. The measure is how quickly the office knows, and whether it knows before the guest does.
A linen service for a vacation rental starts with a number. Every set of sheets and towels in the house is identified and counted, so at any moment the inventory says how many sets are in the house, how many are out being washed, and how many have been retired.
Two decisions come out of that count, and both are otherwise made by guesswork. Replacement, because a set is retired against its record rather than against somebody's opinion of it. And the once-a-year list of what is worth replacing and what is worth renewing, which reaches you to decide on — a list built on a count is a recommendation, a list built on an impression is a preference.
A missing set is the failure mode this prevents, and it always announces itself at the worst hour: the evening of an arrival, when whatever is at hand goes on the bed instead. In a house that is let on its finish, that is the detail the guest remembers.
There is no vacation rental cleaning cost printed on this page, because a figure that means anything is written against one house: the number of beds, the size of the place, the hours between a departure and an arrival, and how far the laundry has to travel. What can be said without seeing the house is where the money shows up, which is the part owners are rarely told.

Washing the linen of a house with several beds is, before it is anything else, water and electricity — and neither is a given in the places we work. Two of them make the point.
In Los Cabos, San José del Cabo receives water by tandeo, the rotating supply schedule OOMSAPAS publishes, and the municipality keeps an emergency tanker programme running while the aqueduct is repaired. It is also one of the reasons a cleaning figure only means anything once it is written against one house: the hour the linen there can be washed is not an hour the house decides.
On the Caribbean side the season itself walks into the house. Sargassum runs from April to October with a June-to-August peak, leaves November to April clean, and in 2026 reached Quintana Roo in January, months ahead of the typical April start — so a turnover in Tulum in July and the same turnover in February are two different amounts of work on the same floor, and the schedule has to know which one it is booking.
It is not the care of a house that never earns. A closed house has a different calendar and a different job, set out in full-service management for luxury homes: there the question is how a house is kept while nobody is in it, not how it is handed over between two people who are.
It is not a cleaner booked by the hour, and it is not a promise about reviews. What is being offered is narrower and more checkable than that: the house returned to its own standard, the linen counted, the departure photographed, and an invoice you can hold.
