The requests arrive when you are somewhere else. A guest wants a private tour in Tulum on Thursday, your daughter wants a boat out of Los Cabos, somebody wants a table on a Saturday in a town where Saturday was spoken for in July. Whoever answers has to be in the country, and has to answer that day.

Concierge restaurant booking, outings and guides are the part of this office's work that happens outside the house, and it is optional in the strict sense: quoted before it is carried out, billed to whoever uses it, and never folded into the management fee. Nothing here is a catalogue. Options differ in every market, and the team that operates there chooses them one by one.

A stone terrace at the end of the afternoon, photographed at eye level: a plain wooden table laid for nobody, two clean glasses, a glass jug of water, a closed notebook, one chair pushed back. The house is occupied and its people are out. Palette sand, cream, one warm wood tone, deep shadow; low late light, no spectacular backlight. No horizon that names a city. In this frame there are no people, no guests, no staff, no uniforms, no food served, no wine, no ice bucket, no silver tray, no menus, no maps or brochures, no legible labels or brands, no sea, no pool, no boat, no marina, no palapa, no jungle, no cactus, no colonial patio, no hotel styling, no midday postcard saturation.

Booked with months: the dates that are decided long before the trip

Some things are not bookable late at any price, because the whole town is full on the same day. San Miguel de Allende is the clearest case: it has no sea and no storm season, so its year is a diary rather than a climate.

Día de Muertos closed above 98% occupancy there in 2023, with more than 110,000 visitors, and its historic centre has been on the UNESCO list since 2008, which is a fair description of how many people want to be inside it on a given weekend. A table or a guide for those dates is asked for when the house is blocked, not when the guest lands.

Los Cabos runs on the same clock for a different reason. Its visitors buy the flight months ahead — in July 2025 the airport's traffic was 59% international against 41% domestic — so the guest who has held a February booking for April is entirely capable of asking about a charter on arrival, and is better asked in February instead.

Booked with days: a private tour in Tulum, and the month it belongs to

A private tour in Tulum is arranged in days rather than months, but the month it falls in is not negotiable, because two things close the coast rather than fill it. Sargassum runs April to October with a June-to-August peak, leaves November to April clean, and in 2026 reached Quintana Roo in January, months ahead of the typical April start. A beach lunch in May is planned with that on the table.

The second is how people arrive, which changed recently and changed the timings with it: the Felipe Carrillo Puerto airport opened on 1 December 2023, and the Tren Maya has two stops in Tulum. What time the party has to leave the house depends on which of them they are using, and on the beach road that operates without sewerage or a grid connection, on its own generating plants — where dinner for a full house begins with the generator's fuel and not with the menu.

Guides sit in this same window. A day out with somebody who knows the place is arranged in days, and in weeks around a long weekend or a patron saint's festival, which is exactly when the guest assumes it will be easy.

Decided on the morning: the sea

A private boat charter in Los Cabos is the one request that cannot be promised in advance, and an owner is better served by hearing that from us than from a captain at the dock. The hurricane season opens on 15 May in the Eastern Pacific and on 1 June in the Atlantic, both closing on 30 November, and inside that window a departure is confirmed the same morning or it is not confirmed at all.

So the rule for anything on the water is agreed when it is quoted, not when the weather turns: what is held, what is refundable, and who calls the house. A guest told at breakfast has lost a morning; a guest told at the dock has lost the day and blames the house.

What it costs you, which is nothing unless you ask

This is the part that matters to an owner abroad. Every errand is quoted before it is carried out and carried out only once it is approved, and it is billed to whoever uses it: you when it is yours, the guest when it is theirs. It never enters the management percentage, and no guest request can quietly become a line on your side of the ledger.

When the errand is yours, it appears as its own line in the monthly statement, with its supporting document, like every other movement of the house. When it is a guest's, it starts where the letting agreement ends: the calendar, the arrival, the departure and the turnover live in vacation rental management, and anything asked for beyond that is quoted separately and paid by the person who asked.

There are no rates on this page, ours or anybody's. A price for a guide, a boat or a table means nothing without the date, the town and the number of people, and quoting one here would only be a number to argue with later.

Why a list would be worse than no list

A catalogue offers what it has under contract. That is a different thing from what is right on a given Tuesday, and an owner whose house is being handed a packaged excursion pays for the difference in reputation rather than in pesos.

Choosing one by one also lets a simple question be asked before somebody spends eight hours with your family: the Registro Nacional de Turismo is the country's public register of tourism service providers. Being on it is not a formality when the day ends after dark and a long way from the house.

A private guide in Mexico City and a private guide in San Miguel de Allende are not chosen on the same criteria either, and neither of them is chosen from another city.

This is not a travel agency and not a service open to the public. It exists for the owners of the houses this office manages and for whoever is staying in them, which is also why nobody here is selling you an itinerary.

Can you arrange a private tour in Tulum for my guests?

Yes, and it is chosen one by one rather than taken from a list. The date is proposed with the month in mind, since sargassum runs April to October, and the departure time with the arrival in mind, which in Tulum may be the airport or either of the two Tren Maya stops.

How much notice do you need, when the request reaches me abroad first?

It depends on the errand rather than on the market. Dates that fill an entire town are asked for months ahead, when the house is blocked; a private tour or a guide is arranged in days, and in weeks around a long weekend or a patron saint's festival; anything on the water is confirmed on the morning itself. The one variable you control from abroad is how early the request reaches the office.

If a guest orders it, does it reach my statement?

Not as a cost. A guest's request is quoted to the guest and paid by the guest; only what you ask for appears as a line on your monthly statement, with its supporting document.

Does this work when I am the one using the house?

Yes. The service exists for the owners of the houses this office manages and for whoever is staying in them, so a boat out of Los Cabos for your own family is handled the same way as a guest's request: quoted first, carried out once it is approved, and billed to whoever asked for it. In that case that is you, as its own line on the monthly statement, with its supporting document.

What happens if the sea closes on the day of a charter?

The house is told before anyone leaves it, and the booking is moved or cancelled on the terms agreed when it was quoted. Inside hurricane season — 15 May on the Pacific side, 1 June on the Atlantic, to 30 November — a departure is confirmed on the morning itself.

Do you keep a list of experiences to choose from?

No, and that is deliberate. What is worth doing differs in every market and changes with the season, so the team that operates there chooses each one, and says so when the honest answer is that it should not be done that week.
